Welcome to our site: VancouverLodgingOnline.com.  By using our site, you agree to be bound by the following terms of use. Please review the following terms carefully. If you do not agree to these terms, you should not review information or obtain services or products from this site.

1.	General.  Vancouver Lodging Online provides this web site for vacation rental property owners and agents to self-publish advertise vacation rental listings and for renters to directly contact vacation property owners/agents.  Vancouver Lodging Online does not edit any vacation home listing, except in case where owners/agents have published objectionable or disallowed content.  Vancouver Lodging Online does not validate the ownership of any vacation rental property listing, nor does Vancouver Lodging Online validate the legitimacy of any renter.  As such, Vancouver Lodging Online is not responsible for the accuracy of any content published by a vacation property owner/agent, nor any claims made by a property owner/agent or renter.  Renters and property owners/agents agree to assume all liability for any transactions resulting from the use of the Vancouver Lodging Online website.

2.	Personal Information: Vancouver Lodging Online will collect personal information necessary to conduct its services.  Vancouver Lodging Online will not share personal information with third parties.  However Vancouver Lodging Online may use personal information obtained from its services to offer services and or promote such services to its current customers (including both renters and owners).

3.	Unauthorized use: Unless otherwise provided within these Terms, or unless specific applicable law requires Vancouver Lodging Online to allow you to do so, you may not do any of the following without the prior written consent of Vancouver Lodging Online: 
*	Copy, reproduce, upload, post. display, republish, distribute, transmit, any part of the content in any form whatsoever;
*	Reproduce our content on your Web site using any device including, but not limited to, use of a frame or    border environment around the Web site, or other framing technique to enclose any portion or aspect of the Web site, or mirror or replicate any portion of the Site;
*	Modify, translate into any language or computer language, or create derivative works from, any content or any part of this Web site;
*	Reverse engineer any part of this Web site;
*	Sell, offer for sale, transfer, or license any portion of the Web site in any form to any third parties;
*	Use any robot, spider, other automatic device, or manual process to monitor, copy. or keep a database copy of the Content;

*	Use the Web site to make any false, fraudulent or speculative reservation, or any reservation in anticipation of demand;

4.	Limitation of Liability. IN NO EVENT WILL VANCOUVER LODGING ONLINE BE LIABLE FOR ANY DAMAGES, INCLUDING WITHOUT LIMITATION ANY INDIRECT, CONSEQUENTIAL, SPECIAL, INCIDENTAL, OR PUNITIVE DAMAGES ARISING OUT OF, BASED ON, OR RESULTING FROM THIS AGREEMENT OR YOUR USE OF THE SERVICE, EVEN IF VANCOUVER LODGING ONLINE HAS BEEN ADVISED OF THE POSSIBLITY OF SUCH DAMAGES. THESE LIMITATIONS AND EXCLUSIONS APPLY WITHOUT REGARD TO WHETHER THE DAMAGES ARISE FROM (1) BREACH OF CONTRACT. (2) BREACH OF WARRANTY, (3) STRICT LIABILITY, (4) TORT, (5) NEGLIGENCE, OR (6) ANY OTHER CAUSE OF ACTION, TO THE EXTENT SUCH EXCLUSION AND LIMITATIONS ARE NOT PROHIBITED BY APPLICABLE LAW. IF YOU ARE DISSATISFIED WITH THE SERVICE, YOU DO NOT AGREE WITH ANY PART OF THIS AGREEMENT, OR HAVE ANY OTHER DISPUTE OR CLAIM WITH OR AGAINST LMB WITH RESPECT THIS AGREEMENT OR THE SERVICE, THEN YOUR SOLE AND EXCLUSIVE REMEDY IS TO DISCONTINUE USING THE SERVICE.

5.	Release. YOU HEREBY AGREE TO RELEASE, REMISE AND FOREVER DISCHARGE VANCOUVER LODGING ONLINE AND ITS AFFILLIATES, PARTNERS, SERVICE PROVIDERS, VENDORS, AND CONTRCTORS AND EACH OF THEIR RESPECTIVE AGENTS, DIRECTORS, OFFICERS, EMPLOYEES, AND ALL OTHER RELATED PERSONS OR ENTITIES FROM ANY AND ALL MANNER OF RIGHTS, CLAIMS. COMPLAINTS, DEMANDS, CAUSES OF ACTION, PROCEEDINGS, LIABLITIES, OBLIGATIONS, LEGAL FEES, COSTS, AND DISBURSEMENTS OF ANY NATURE WHATSOEVER, WHETHER KNOWN OR UNKNOWN, WHICH NOW OR HEREAFTER ARISE FROM, RELATE TO, OR ARE CONNECTED WITH YOUR USE OF THE SERVICE.

6.	Inquiries. When you use Vancouver Lodging Online to send an inquiry to an advertiser, you agree to allow Vancouver Lodging Online or its affiliated websites to add your email address to our database of customers. You will receive at least one promotional email from either Vancouver Lodging Online or its affiliated websites. You are welcome to opt not to receive emails from Vancouver Lodging Online or its affiliated websites at any time.

Terms and conditions of advertising on Vancouver Lodging Online

1. 	Editing, Deleting and Modification.  Vancouver Lodging Online reserve the right in our sole discretion to edit or delete any documents, information or other content appearing on the Site with or without notification. We will not tolerate the use of vulgarity, inappropriate photos, graphics, crude of hateful test, or any other link to or email address to such sites. The site can at anytime determine the appropriateness of any information with respect to all aspects of its contents.  All links must be located in the specific URL link locations noted and not buried in the text descriptions.

2  	Liability.  Vancouver Lodging Online does not warrant that the operation of the Vancouver Lodging Online site will be uninterrupted or error-free.  In no event shall Vancouver Lodging Online be liable to the advertiser for any special, consequential, incidental or indirect damages, including list profits.

3.	Copyright 
3.1	By accepting these Terms and Conditions and by paying and posting a listing on Vancouver Lodging Online, the Owner/advertiser grants to Vancouver Lodging Online and its affiliates a fully paid up license to use the copy, the photographs, the likenesses (if any) on its website or the websites of its affiliates and grants Vancouver Lodging Online the ability to copyright and protect the images, copy, and information available via the Owner/advertiser’s listing from the unauthorized use by unaffiliated third parties who may, from time to time, attempt to pirate such information via electronic or other means.  Vancouver Lodging Online is not responsible for any infringement of copyright laws resulting from material supplied by the owner/advertiser and the owner/advertiser indemnifies Vancouver Lodging Online against any action brought for breach of copyright or other rights from the use of such material supplied by the advertiser.

3.2	Vancouver Lodging Online shall be entitled to reproduce part or whole of any photographic material supplied by the advertiser in the promotion of either the owner/advertiser’s property of the promotion of Vancouver Lodging Online.

3.3	Vancouver Lodging Online claims copyright to the electronic images of the photographic material supplied by Owner/advertiser will assist Vancouver Lodging Online ?at Vancouver Lodging Online expense and controlled by Vancouver Lodging Online ?to protect its copyrighted material from unauthorized redistribution.

3.4	It is the owner/advertiser’s responsibility to obtain reproduction permission for all photographic and other material used in their advertisements.  The advertiser warrants that he is the owner of the copyright in such material or is authorized by the owner thereof to grant to Vancouver Lodging Online the rights therein contained.

4.	Hypertext links.  	Vancouver Lodging Online reserves the right to refuse hypertext links to, or addresses of, other web sites from advertisers?pages, and to remove links or web addresses without notice at our sole discretion.  Vancouver Lodging Online reserves the right to charge for hypertext links at any time.

5	Guest Books.  Any entries in the guest book section must be genuine comments from guests who have stayed at the property advertised.  The e-mail address of the guests whose comments are given must be supplied on request.

6	Substitution of properties.  An advertisement relates to a specific property. The property in an advertisement may not be substituted by another property.  If an owner/manager submits changes to an existing listing that, if approved, would substantially alter the listing to make it that of another property, then Vancouver Lodging Online will have the right to terminate the listing and may choose, in its sole discretion, to retain any unearned fees associated with the term of the previously existing listing as compensation for violating this condition.

7	Advertising more than one property on one advertisement.  Each advertisement on the Vancouver Lodging Online site displays an individual and uniquely identified property available for short term vacation rental.  The listing specifically cannot be a mere example of properties in a given area.  Only one property/rental unit can appear on each advertisement. Vancouver Lodging Online reserves the right to amend the copy of remove the advertisement, when more than one property is described in the advertisement, and may choose, in its sole discretion to retain any unearned fees associated with the initial term of such non-conforming listing as compensation for violating this condition.

8.	Termination of advertising 
8.1	All listings are sold to run the full period that is chosen by the owner/advertiser.  Listings removed at your request prior to the completion of their full run area not subject to a refund.

8.2	Vancouver Lodging Online reserves the right to refuse any listing submitted to Vancouver Lodging Online either through its online submission process or sent to our offices for us to load onto the website. We can refuse to publish the ad for no reason, and you specifically agree to hold us harmless for any loss or liability that may arise from such a decision.

8.3	If you submit unsuitable material into the Vancouver Lodging Online database, or persistently misuses the on-line systems, Vancouver Lodging Online reserves the right to remove the property from the Vancouver Lodging Online site.  No refunds will be paid.

8.4	If Vancouver Lodging Online receives a complaint from a person who has rented an lister’s property which Vancouver Lodging Online, acting reasonably, considers to be justified, or if you double-book a property for multiple renters on the same date, or if you engage in any business practice that would be considered within the vacation rental industry to be unfair, or if you are in breach of your obligations to Vancouver Lodging Online, then Vancouver Lodging Online reserves the right to remove the property from the Vancouver Lodging Online web site without notice. No refunds will be paid.

8.5	If Vancouver Lodging Online comes across some unpredictable problems that prevent Vancouver Lodging Online from providing services to the listers, Vancouver Lodging Online will have to stop services to the listers.  No refunds will be paid.

9 	Payment.  You represent and warrant that if you are purchasing something from us or from Merchants that (a) any credit information you supply is true and complete, (b) charges incurred by you will honoured by your credit card company, and (c) you will pay the charges incurred by you at the posted prices, including and applicable taxes.

10	No unlawful or prohibited use.  As a condition of your use of this website, you warrant that you will not use this website for any purpose that is unlawful or prohibited by these terms, conditions, and notices.

11	Non-transferable.  Your right to use the Site is not transferable.  Any password or right given to you to obtain information or documents is not transferable.

12	Disclaimer
12.1	Vancouver Lodging Online is not responsible for any of the information listed in this site. Renters are responsible to confirm information before enlisting services. Owners are responsible to qualify ail renters before entering into a contract. Vancouver Lodging Online is not liable for any claim between renters and owners. Renters and owners assume all liability for use of Vancouver Lodging Online service. Vancouver Lodging Online and its owners, employees or contract workers are not responsible for the accuracy or content of the information provided throughout this website.

12.2	Our site is a service for owners/agents to list vacation rentals for rent and for buyers to rent these accommodations. We are not involved in any transaction between any party who uses our site. As a result, we have no control over the quality, safety or legality of the items advertised, the truth or accuracy of the listings, the ability of owners to rent the accommodations or the renters to rent accommodations. We cannot ensure that an owner or renter will complete the transaction.

12.3	Our service operates such that the owners/agents may update their listing information online at any time. We expect our owners to provide truthful and accurate information, but cannot ensure this, or control the behaviour of owners/agents listing on our site. By use of this site, you agree to accept these risks.

12.4	Owners and their agents are responsible for the accuracy of the information on their property listings. Owners and agents providing text and photos assert they own or have been granted license to use the text and photos on this site. Vancouver Lodging Online is not responsible for any action, or omission of action, by any renter obtained by the use of this site.

12.5	None of the information contained in any page on this site is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party.

12.6	You are responsible for conducting your own investigation regarding any and all claims made by vacation property owners or agents. You assume all liability for use of any information you find in any page on this site. Vancouver Lodging Online assumes no responsibility and in no way warrant the accuracy of the information contained in any of the pages published here.

12.7	Renters are aware that each property sets its own refund/cancellation policies and fees. We strongly recommend that renters require a written notice of the refund and cancellation policy from the owner/agent. We recommend the purchase of trip cancellation insurance at your own expense. We are not responsible for the refund of rental fees for any reason.

12.8	Vancouver Lodging Online is not a licensed real estate broker in any state and is not acting as the property management agent for any property owner.
